OUR LETTING SERVICES explained

Trying to let your property ? We provide landlords with 2 letting services, Let Only, and Managed Lettings.

Let Only involves marketing the property, sourcing tenants, conducting viewings, vetting tenants, issuance of contracts & inventories, securing deposit, and arranging on-going rental payment directly from the tenant to the landlord.
The landlord will then take on full responsibility for the management of the property and the tenancy.  The letting agent will transfer the deposit to the landlord, and (s)he will be responsible for its return to the tenants at the end of the contract.

Let Only Features:

  • Marketing & Advertising the property.

  • Arranging BER* certificate if required. *BER = Building Energy Rating.

  • Erection of distinctive ennisgough To Let Board.

  • Listing on at least three busy rental websites.

  • Viewing of property with prospective tenants.

  • Robust vetting of potential tenants. (References, Photo ID, PPS Numbers etc).

  • Issuance of legal contract and inventory.

  • Obtaining deposit and 1st month’s rent in advance.

  • Arranging transfer of utilities ( Electricity & Gas).

  • Arranging on-going payment of rent direct to landlord’s bank account.

  • Transfer of deposit and signed contract to landlord.

  • Issuance of a clear, itemised statement of account.

Our VAT inclusive fee for the Let Only service will be 8% of the gross projected contract rent return

E.g.     €750 X 12 months = €9000 X 8% = €720 (incl VAT)
(Minimum fee of €400 incl VAT applies)
 

Managed Lettings involves the letting agent placing tenants into the property as before and the on-going management of the tenancy, collection of rent, and transferring the rent to the landlord’s account.

The services provided for full tenancy management are as follows;

  • Marketing & Advertising the property.

  • Arranging BER* certification as required. *BER = Building Energy Rating.

  • Erection of eye catching To Let Board.

  • Listing on at least three busy rental websites.

  • Viewing property with prospective tenants.

  • Robust vetting of prospective tenants (References, Photo ID, PPS Numbers etc).

  • Issuance of legal contract.

  • Obtaining deposit and first month’s rent in advance.

  • Arranging transfer of utilities (Electricity & Gas).

  • Registration of tenancy with PRTB (as required by landlord).

  • Collection of rent and transfer to landlord.

  • Regular inspections of the rental property.

  • Dealing with late payment or non-payment of rent.

  • Arranging repairs to property, fixtures or appliances with landlord’s approval.

  • Marketing property as term comes to an end.

  • Inspection of property at end of contract and deducting sums from the deposit for cleaning or repairs if appropriate.

  • Making property presentable for next tenants.

  • Transfer of utilities back into landlord’s or next tenant’s name.

 

Our VAT inclusive  letting fee for this service is €250 in the first month and 10% per month management fee thereafter.

PREPARING YOUR PROPERTY FOR RENTAL.
Properties can be let, furnished or unfurnished. You will earn higher rent for a furnished property.  It is still normal for unfurnished properties to be equipped with basic kitchen appliances. e.g. Cooker, Fridge/freezer and Washing Machine.

Here are some basic hints to help you prepare your rental property for letting.

  • All furniture, fixtures, floor coverings and appliances must be in good working order.
  • The property must be properly cleaned before a tenancy can commence, with particular emphasis on the kitchen, bathroom and bedrooms.
  • The property should be secure, with door and window locks in good reliable condition.
  • The property must have some form of heating system, which must be in safe working order.
  • Landlords are recommended to provide an inventory, noting the condition of the property contents. This allows for appropriate deductions to be taken from deposits to pay for any damage caused during the tenancy.
  • Please note that minor damage caused by routine wear-and-tear is not normally deductible.
  • Disputes rarely arise between landlords and tenants, once the letting is properly managed from the start. If a dispute cannot be resolved, either party can avail of mediation from the Private Residential Tenancies Board.
  • Please note that periods of notice are clearly laid down by the Residential Tenancies Act 2004. Our staff will advise landlords of their obligations.
  • If your rental property is in need of updating, we will be delighted to assist in its refurbishment. We can recommend a selection of appropriate trades people.
  • Tenants will be responsible for all utility providers, e.g. ESB, Bord Gais, Eircom and Satellite TV etc.
  • Landlords should pay any annual management fees or annual bin charges due on their properties. They should then aim to re-coup these charges via the rent collected during the year. Tenants will be liable for weekly bin tags.
